Office building utilisation in Romania grows in Q1 2024 (3)

The number of employees working in office buildings rose from 40% in Q1 2023 to around 55% in Q1 2024 in the projects managed by Colliers in Romania.

The agency provides asset services for nearly 600,000 sqm of office spaces in Bucharest regional cities of the likes of Cluj-Napoca, Timișoara and Brașov.

This development is also reflected in the analysis of traffic at the main metro stations in Bucharest, where significant changes in peak-hour flows to and from work have been noted.

“A clear sign that the office is no longer seen as a cost centre, but rather as an essential space for people to connect and work to their full potential through new office life experiences, is the emergence of new positions in corporate organisation charts, such as Workplace Experience Manager. Another important trend is large companies’ requirement for a minimum number of days in the office,” said Oana Adjudeanu, Head of Business Operations Asset Services at Colliers Romania.

A growing number of companies in Romania have ongoing hybrid work arrangements, which includes two to three days spent at the office.

  • EPP's Pasaż Grunwaldzki in Wrocław has recently significantly expanded its retail offer. Five brands joined the group of tenants, including RTV Euro AGD, Chickys' by Mango Mama, Żabka, Tortownia na Bema and LaVantil, occupying over 930 sqm. In addition, cooperation was extended with 4 tenants from the fashion and footwear sector, including New Yorker, Sinsay, Wojas and Diverse. These agreements cover more than 2,670 sqm.
  • A new tenant of the DOT Park office complex is Webcon, the provider of business process automation systems and low-code technology in Poland. The company has leased 1,615 sqm of office space. Webcon is scheduled to move to the Kraków office park owned by Golden Star Group in October.
  • John Dog Group, Polish e-commerce company, specialising in feeds, treats, and accessories for dogs and cats, has leased 4,100 sqm of warehouse space at the MLP Poznań West logistics centre. It will move into the new facility at the end of the third and the beginning of the fourth quarter of this year. Supporting the tenant in the transaction was Axi Immo.

New appointments

  • Karolina Kunciak, an expert with experience in retail consultancy, has joined CBRE Poland. She will be responsible for high streets.
  • The new board of the Polish Council of Shopping Centres has elected Jan Dębski as Chairman and Anna Malcharek and Piotr Staniszewski as Vice-chairmen.
  • Jakub Budych has joined Peakside Capital Partners as development director. By developing new business opportunities, he will be responsible for the company's expansion in Poland.
